Briggs & Forrester Living Complete Successful Handover of Phoenix Residential Development in Leeds

Briggs & Forrester Living has successfully completed the mechanical, electrical, and public health (MEP) services for the Phoenix residential development in Leeds, in collaboration with the proactive main contractor, Torsion Group.

Project Overview

Located in Leeds city centre, the Phoenix development comprises 364 luxury apartments distributed across two towers: Block A, standing at 21 stories, and Block B at 17 stories. The complex offers a range of amenities, including a large lobby, outdoor seating areas, a gymnasium, co-working spaces, concierge services, a bike store, and underground parking.

MEP Services and Sustainable Features

Briggs & Forrester were responsible for the comprehensive design and installation of MEP services. Sustainable technologies were integrated, such as roof-mounted photovoltaic panels estimated to provide an annual output of over 22,000 kWh, and low-carbon Mechanical Ventilation with Heat Recovery (MVHR) systems to ensure continuous fresh air delivery throughout each dwelling.

Each apartment is equipped with programmable duplex stainless-steel cylinders supplying hot water to bespoke bathrooms and kitchens. Fire and life safety systems include wet risers in both blocks, supported by two central water storage tanks with a combined capacity of 80,000 litres. A combination of natural and mechanical smoke ventilation systems was designed following extensive Computational Fluid Dynamics (CFD) analysis. Additionally, residential sprinklers and an OH2 car park system, utilizing a 7m x 5m x 4.95m galvanized steel Firetainer® vessel, were installed.

Construction Methodology

The high-rise development employed off-site precast concrete construction, necessitating early design engagement to finalise cast-in conduits and builders’ work.

Torsion Group’s Role

Torsion Group, a privately owned company specialising in developing, constructing, and operating accommodation-based schemes, served as the main contractor for the Phoenix project. The development is set to redefine the Leeds skyline, standing as the fourth tallest residential building in the city and offering stunning views. The complex comprises 367 luxury apartments, featuring amenities such as a 24-hour concierge, state-of-the-art gym, co-working spaces, and communal gardens.

The successful completion of the Phoenix residential development underscores the collaborative efforts of Briggs & Forrester Living and Torsion Group in delivering high-quality, sustainable living spaces in Leeds.
